Conveyancing Sale Fees

We know what a stressful time moving can be. Choose Howells solicitors to act in your house sale and you are in safe hands.

We repeatedly recognised for our expertise in residential conveyancing. We help thousands of people move home each year with the majority of our conveyancing work coming from returning clients and from recommendations from the estate agents whom we work closely with.

We have a dedicated New Business Team who will find the right specialist solicitor to help you and provide you with a written fully comprehensive no obligation quotation to act in connection with your sale. They will at the same time be able to answer free of charge any questions that you may have relating to the matter and give you some tips on how to ensure the transaction is completed as quickly and effectively as possible.

Price

A typical case

The service that we offer for conveyancing is charged on a fixed fee and not on a time recorded basis. Our fees and the disbursements are naturally influenced by the value of the property, the complexity, the services required and any extraneous factors.

Whilst no two property transactions are the same, in order to give you a flavour of what our fees would be to act in the sale of a freehold registered property for £250,000.00 where no mortgage is involved, then please click here.

Service

The services included within this fee includes;

  1. Opening a file and completing our compliance and professional obligations to provide you with an engagement letter, breakdown of fees and expenses, terms and conditions of business;
  2. Satisfying our obligations pursuant to the Anti-Money Laundering Regulations;
  3. Checking your ownership and Title to the Property and identifying any issues;
  4. Drafting the Contract for Sale and associated documentation such as the Seller’s Property Information Form and Fixtures and Contents Form;
  5. Approving the Buyer’s Solicitor’s Transfer Deed;
  6. Arranging for the documentation to be signed correctly;
  7. Exchanging contracts and agreeing the date for completion of the sale to take place;
  8. Preparing a statement showing the balance of monies due to you;
  9. Paying any agents commission;
  10. Sending the Transfer Deed to the Buyer’s Solicitors to allow them to register the Property at the Land Registry and assisting them with any requisitions that may be raised by the Land Registry as part of the registration process;

Disbursements

Disbursements are third party costs and expenses required in the conveyancing purchase transaction. We will pay the disbursements on your behalf to help expedite the transaction. The disbursements which are incurred in a conveyancing purchase vary depending on the circumstances, we have listed below the most common disbursements.

Land Registry Documents – as the Seller you will need to obtain a copy of your Land Registry title register and plan from the Land Registry as well as any other documents which are copy filed against your title. The cost of the register and plan is £7.00 each and copy filed documents are £10.00 per document.

Additional Fees and Disbursements

The fee put forward in the example above assumes that the title to the property is already registered at HM Land Registry and further that there are no defects with it. Additional charges will be incurred where we deal with problems arising out of such transactions. In the majority of our cases, the fixed fee provided at the start of the transaction will be the final fee payable. Depending on the complexity of the case these fees can vary. Rather than confuse you with a list of these charges, the majority of which will not apply, we will inform you of any additional costs during the transaction if any are relevant. No additional fees are ever charged to our clients unless they are fully discussed and agreed with the client before-hand.
