You might want to borrow more money to fund home improvements or because your circumstances have changed due to a breakdown in a relationship.

Price
A typical case
The service that we offer for a remortgage is charged on a fixed fee and not on a time recorded basis. Our fees and the disbursements are naturally influenced by the amount of the mortgage, the complexity of the title, the new lender’s requirements, any services that are required and any extraneous factors.

Service
The services included within this fee includes;
- Opening a file and completing our compliance and professional obligations to provide you with an engagement letter, breakdown of fees and expenses, terms and conditions of business;
- Satisfying our obligations pursuant to the Anti-Money Laundering Regulations;
- Checking your ownership and Title to the Property and identifying any issues;
- Reviewing the new mortgage offer and dealing with your lender’s standard and any specific requirements;
- Raising our remortgage enquiries and questionnaire;
- Reporting to you on the terms of the new mortgage;
- Arranging for the Mortgage Deed and any ancillary documentation to be signed correctly;
- Preparing a statement showing the balance of monies due to you;
- Sending the Mortgage Deed to the Land Registry and dealing with the registration at HM Land Registry;
Disbursements
Disbursements are third party costs and expenses required in the conveyancing purchase transaction. We will pay the disbursements on your behalf to help expedite the transaction. The disbursements which are incurred in a conveyancing purchase vary depending on the circumstances, we have listed below the most common disbursements.
Land Registry Documents – as a borrower we will need to obtain a copy of your Land Registry title register and plan from the Land Registry as well as any other documents which are copy filed against your title. The cost of the register and plan is £7.00 each and copy filed documents are £10.00 per document.
Additional Fees and Disbursements
The fee put forward in the example above assumes that the title to the property is already registered at HM Land Registry and further that there are no defects with it. Additional charges will be incurred where we deal with problems arising out of such transactions. In the majority of our cases, the fixed fee provided at the start of the transaction will be the final fee payable. Depending on the complexity of the case these fees can vary. Rather than confuse you with a list of these charges, the majority of which will not apply, we will inform you of any additional costs during the transaction if any are relevant. No additional fees are ever charged to our clients unless they are fully discussed and agreed with the client before-hand.
